Many aging commercial roofs can be restored rather than torn off and replaced. We evaluate the existing roof first, then recommend the option that makes practical and financial sense.
Restoration Instead of Full Replacement
If the roof deck and structure are sound, a professionally applied restoration system can seal seams, penetrations, and weathered surfaces, renew weather protection, and add years of usable service life — often with far less disruption to the building and its occupants.

Silicone Coatings and Spray-Applied Systems
Silicone coating systems perform well on flat and low-slope roofs that hold moisture, and they can be applied over many metal, EPDM, and existing coated surfaces. Spray-applied restoration systems create a continuous, monolithic surface across the roof.

Repair, Restore, or Replace?
Not every roof qualifies for restoration. Here is how we frame the decision.
Repair
Best when the roof is generally sound and problems are isolated — a few leaks, damaged flashing, or failed sealant.
Restore
Best when the roof is aging and weathered but structurally sound and largely dry. A coating system renews protection at lower cost.
Replace
Necessary when the deck, insulation, or membrane is saturated or failing. We recommend replacement only when it is genuinely warranted.
